DO YOU NEED PLANNING PERMISSION

 You will probably need planning permission if you;
  • Make a major change to your building, i.e. an extension, alter the external appearance etc.
  • Change the use of a building, e.g. convert a house into flats.
  • Construct a new building
But you should review Permitted Development Rights, as this allows the improvement and extension of home without the need for planning permission.

For a permitted development project, you should always seek professional advice and you should also obtain a formal confirmation from your Local Authority that a proposal is permitted, this is usually though an application for a Certificate of Lawful Proposed Development.

Also, beware, the Building Regulations is separate to planning permission and is usually required for extensions and alterations.  Building Regulations relates to the standard of construction to ensure that building work is completed to a safe standard.  You can apply for Building Regulations approval at the same time as you apply for planning permission, but it is better to wait until you obtain planning permission, if required, to prevent any unnecessary work and delays if the planning permission requires changes and/or is not permitted.



The rights for Permitted Development for householders are categorised in the following classes:


  • Class A: Enlargement, improvement or alteration
  • Class B: Additions to the roof
  • Class C: Other alterations to the roof
  • Class D: Porches
  • Class E: Buildings
  • Class F: Hard surfaces
  • Class G: Chimney, flues etc
  • Class H: Microwave antenna

Demolition Works


Most demolition work falls within permitted development but there are important exceptions in respect to Listed Buildings and Buildings within Conservation Areas.

Prior to the commencement of any demolition work, Notice should be give to the Local Authority in accordance with Section 80 of The Building Act 1984.
